CityPoint South | Waltham, MA

Boston Properties is developing a 1.27 million square foot multi-use campus located on a former rock quarry in Waltham, MA, just outside of Boston. The campus will have five new lab-ready buildings, two single-story retail/commercial folly buildings, and parking for approximately 3,300 cars. A variety of site plazas and public open green spaces will add to the cohesiveness and connectivity of the campus to create an environment with many special moments rather than a single-use destination.

Phase One includes a single lab building, providing space for life sciences research and four pad-ready building sites. Two remote retail buildings provide food and beverage, indoor and outdoor dining provisions, and health club facilities. Amenities extend outdoors to an event lawn with amphitheater seating where outdoor concerts, events, pop-ups, or other such programming can take place.

A significant component and goal of the project is to invite people through the site's many natural and constructed spaces, encouraging health and fitness through movement. A natural rock-face break in the topography has been developed as a walking and exercise gorge with fitness stations and a measured loop.
